Garage Door Perimeter Weatherstrip
Dry leaves keep appearing in the same corner inside the garage, and this fall there were mouse droppings along the wall beside the door.
In plain words
When the work is finished you have a door that closes against a soft, continuous line of contact on both sides and across the top. From inside with the lights off there is no daylight at the edges; from outside, the new stop matches the trim colour. The door moves through its full travel without the fin catching or squealing. You are told what profile, colour and lengths were fitted, so a match is simple later, and shown the few habits that keep the seal supple: no paint on the fin, a silicone wipe before freezing rain, and slush kept off the bottom of the jambs.
How the visit goesA length of weatherstrip along the right jamb has pulled away, nails and all, and it slaps against the trim every time the wind picks up. The wood behind it is dark and soft where it meets the floor.

How the visit goes

A daylight test from inside
The first check needs no tools. The door is closed, the garage lights go off, and the technician stands inside looking along each side and across the header for lines of daylight. A bright, even line means the fin has shrunk back or hardened; a wedge that widens toward the top or bottom points to the door sitting out of square; a gap only at a corner means the pieces were never overlapped. On a windy day a hand or a smoke pencil along the edge finds drafts that daylight misses. The pattern of the gaps is what tells the technician whether the seal alone is the answer or whether the door needs a small adjustment first.
Fitting the sides and closing the corners
Each side length is cut to run from tight under the header piece down to the floor, with a little spare to trim in place. It is set with the same light contact as the header and fastened top to bottom. At the top corner, the side fin tucks under the header fin so they overlap, leaving no square hole for drafts or mice. At the floor the side is trimmed to meet the bottom seal on the door, so the seal is continuous around three sides and hands off to the fourth. Both sides are done the same way, checking the door edge gap as they go.
Before the freezing rain
In late autumn, wipe the fin with a silicone spray or a silicone-based lubricant on a cloth. It leaves a film that cuts the odds of meltwater bonding the fin to the cold door face during an ice storm, though a hard freeze can still catch it. Oil-based products are avoided because they swell and soften vinyl over time. The same wipe once or twice through the winter keeps the fin supple. If the door does freeze to the seal, a little warm water along the edge from inside, or simply waiting for the sun, frees it without pulling; dry the thawed spot afterwards so it does not simply refreeze.

What affects the quote
Colour and profile
Standard colours and fin widths are carried on the truck. A less common colour, an extra-wide fin or a commercial retainer with insert may be a special order, with the difference noted.
Alignment work on the door
Where the door sits out of square and a track bracket or the door itself needs small correction before the seal can meet it evenly, that adjustment is named separately.
Weather on the day
Cold weather means keeping vinyl warm between the van and the opening and fitting each length with extra care, so a winter visit can run a little longer than one in mild weather.
What to have ready
- Is anything stored against the jambs, or a car parked close to the opening?
- Is the bottom seal on the door also worn?
- Is the wood around the opening soft or rotten near the floor?
Garage Door Perimeter Weatherstrip: questions
QuestionsCan I paint the new seal to match my trim?
Paint the rigid parts only. A wood stop can be painted before the fin is fitted or with the fin masked, and a vinyl stop needs no paint at all. The flexible fin is left bare, because paint fills it and stiffens it, and a stiff fin cracks well before its time once cold weather sets in. Seals come in a range of colours so the fin can match the trim without a brush.
How should I look after the new seal?
Four times a year, check for daylight from inside with the lights off and press the fin to feel that it is still soft. Wipe the seal with a damp cloth to clear grit and salt, keep paint off the fin, apply a silicone wipe before winter, and keep slush and bins away from the bottom of the jambs. Press any lifted corner back and call if a length has come loose.
How long does the visit take?
A straightforward fin replacement on a single door is often a matter of an hour or two once the technician is set up; a double door with a one-piece stop takes longer, and any jamb repair adds to it. Most of the time goes into checking the door, preparing the surface and setting the contact carefully, since those are what make the seal last. You are given a sense of the timing when the work is confirmed.
